With At Home with Family Handyman acquiring the rights to the full series, you can learn (literally) valuable lessons on how to make your home into an investment that will pay off for years to come. In an interview, McGillivray said that, “The main theme of the show will teach viewers how to convert a home, or a section of a home into an income property. In the series we explore many different types of rental potential properties and run through the design and construction process to create a profitable and beautiful space.”
When asked what advice he’d give to homeowners who are working on their own DIY projects, McGillivray said, “Don’t struggle to be mediocre at everything, focus on being an expert in a few things. Make sure you love what it is you are doing and share it with others. Both positive and negative feedback should drive you to be better.”
Having moved on to a number of series focusing on vacation rentals, McGillivray reflected on what made Income Property such a “special show.” “Not only does it inspire design and renovation ideas, it gives people a road map to real estate investing and finding the true potential of their home,” McGillivray said.
With the benefit of over 150 episodes of the series under his belt, McGillivray has five tips for homeowners and potential buyers considering an income property:
“1. Check your local by-laws. What are the legalities surrounding rental properties in the area? Can you legally create multiple units in a home?
2. Do the math! Look at comparable rentals in the area and make sure that your investment will generate a desired/profitable return.
3. Look for natural divisibility in a home. Are there separate entrances for separate levels? Is there access to a basement? This makes it easier to begin the conversion to multiple units.
4. Get multiple estimates to have the work done legally to create a rental space you can be proud of.
5. Plan a design that adds value to the overall value of the home.”
Asked what his biggest piece of advice is, McGillivray says “the most important lesson is to continuously improve. There is no one right way of completing a task and working with experienced experts and investing time to learn new skills is critical.”
